Crown House Kiddermister

Acted for Wyre Forest District Council concerning their freehold interest of this dilapidated 8 storey office building, built over the River Stour. This is involved negotiating the surrender of the Trillium’s long leasehold and subsequent complex demolition.Crown House was long seen as a local eyesore, and involvement encompassed analysis and advice concerning post demolition options and the integration with the adjoining Weavers Wharf.

Churchfields Masterplan

The Churchfields Masterplan, Kidderminster is a good example of such. Churchfields is  a 220 acre regeneration area, to the north of the town centre, dominated by secondary industrial premises. The end masterplan guided planning policy for the area, influenced highways realignment and helped bring forward regeneration establishing the area as an important new housing area.

Consultancy

During my career as a surveyor I have provided a wide range of property consultancy advice, to support regeneration, acquisition, disposal and planning policy aims.

My knowledge of commercial property, ‘Landlord & Tenant’ and a thorough understanding of the development process allows me to provide detailed strategic advice.

‘Consultancy’ is a broad church, but the following are key areas of my experience and capability.


Regeneration
Provision of detailed strategic advice to Local Authorities, and the implementation of agreed actions. My experience has ranged from assisting in the acquisition of property as part of a comprehensive regeneration strategy (Wolverhampton Southside), evaluating regeneration options, investment of public monies and representing Local Authorities in complex urban ‘Development Agreements’.  

Acquisition
I provide advice to Local Authorities and Public Bodies regarding the purchase of land and Property. This involves establishing a price threshold, acquisition strategy, and subsequently negotiating terms with vendors and assisting in the legal aspects of the acquisition.

In the past I successfully acquired a number of sites in the north-east for Netto Foodstores and in the Midlands undertook extensive land assembly for Tesco supermarkets.


Employment Land
I have provided investment, acquisition and strategic advice for ‘Employment Land’, especially to Local Authorities. Examples of previous instructions include;

  1. Advising South Kesteven DC concerning employment land investment opportunities in Grantham, to which investment via ‘Growth Point’ funding was directed.
     

  2. Strategic advice to Forest Heath DC, Breckland DC and South Norfolk Council on the capacity, potential outcomes and inward investment opportunities for employment land along the ‘A11 Corridor’ route


Masterplan Viability

Experienced in working with multi-disciplinary teams to assess and guide Masterplanning exercises, which in turn influence future planning policy and redevelopment.

 

Grant Funding

Proven experience in obtaining grant funding for development schemes which cannot progress due to the costs of remediation or site abnormals.

 

Compensation

Experienced in claiming compensation for utilities that constrain development sites and through “Compulsory Purchase’.
