Viability
Preparing Financial Viability Assessments (FVAs) on behalf of clients to negotiate both affordable housing and S106 Contributions is a key area of my work. In this capacity I achieve excellent outcomes for my clients.
My experience ranges from substantial inner city apartment schemes, ‘build to rent’ schemes through to greenfield housing sites.
Such work is complex, often undertaken to a tight timescale and requires a solid knowledge of the development process. In preparing such assessments I use the ‘Argus’ development software, which underpins the reporting.
Increasingly, I am undertaking more ‘enabling’ viability work, examples of such include assessing the merits of enabling development to cross fund the restoration of Heritage assets.
My viability experience has also crossed into acting as an Expert Witness at Planning Enquiry, notably acting for CALA Homes concerning their residential application for the former IMI Norgren site in Shipston upon Stour. Here I successfully proved that continued use of the factory premises was not economically viable.
I have also successfully undertaken Grant Funding for development schemes which cannot progress due to the costs of remediation or site abnormals, with my viability knowledge being an essential component of such work.
Case Study
Sunbeam Factory, Wolverhampton
Viability support related to the planning application by Paragon Living Space Ltd to redevelop the historic former Sunbeam Factory in Wolverhampton for 171 apartments to rent. My involvement ensued that the complex redevelopment of this part built came forward, with no affordable or S106 Contributions.
